Abstract
The development of the first business models of companies and the sectoral business system of the construction sector in Russia began 10 years after the country's transition to a market economy and was evolutionary. The purpose of the study is to identify the relationship between business models of large construction companies and their ability to master and apply digital technologies and non-technological innovations? Today, only the largest construction and development companies are able to purposefully shape and develop their business models. The share of such companies in Russia is less than 1%, but their role in the development of the industry is large. Most companies are participants of national and regional ratings, which gives access to information on their history and development, geography of presence, strategies, experience in overcoming crises, etc. The head offices of these companies are located mainly in Moscow and St. Petersburg, a small part - in cities millionaires.Research methodology: a sample (non-representative) of 50 construction and development companies was compiled, 4 types of their business model were identified and analyzed on the basis of the information collected. In the construction of Russia, the business models of large companies are evolving in the direction from an incomplete to a full construction cycle, then to a full development cycle with and without a developer function. A significant proportion of development companies retains the functions of the developer - this is a feature of Russia associated with a high uncertainty of the economy. Developers of the full cycle show the highest interest in digital technologies and organizational innovations, but their tendency to digital technologies reduces interest in non-technological innovations and vice versa. The business model of a full construction cycle stimulates companies to innovate more weakly.
